Neighborhood Layout

The layout depicted in the image below is different than most traditional neighborhoods. First, the overall layout is dictated by the natural water flows across the property. Honoring natural water flows not only provides for dryer homes and basements, but allows for a more efficient handling of storm water runoff. Bioswales and strategically distributed biodetention areas are used to slow the flow of water and remove surface pollutants prior to entering streams, rivers, and lakes.

With the design of each neighborhood, the intent is to make them community friendly.
In order to do this, features such as nodes and small parks are created. These places can be used as neighborhood meeting places, landmarks to aid in wayfinding as well as transportation nodes where bike paths, pedestrian paths and roads intersect and where future bus stops might also be located.

Each neighborhood is also designed in such a way that most lots are connected to a natural greenspace, either an interior greenway or the entire site. These greenways provide connectivity to the larger site for habitat considerations, flow of water and flow of people.

Housing Types

Rock Hill Trails will offer a variety of housing types and price points. All options will be high quality, but will appeal to a wide range of home buyers, enhancing the social sustainability of the neighborhood. Housing types will include the traditional Single Family Home, Single Family Cottage Home, Townhome Condo, and the Urban Condo located on the upper floors of the structures in the Neighborhood Business district.

Neighborhood Business District

A piece in the puzzle of social sustainability is providing basic commercial services within walking or biking distance. These small scale businesses will not generate a significant amount of traffic and will serve as a convenience to the residents of the immediate neighborhood. These areas will also serve as additional gathering points for social interaction.
